This 10.06 acre corner lot has an appealing 2176 sq. ft. Cape Cod style home with five bedrooms and two bathrooms, and is located in the sought after Glengrove Properties subdivision. It is 12 minutes southeast of the town of Barriere, which has all services, and 45 minutes north of the city of Kamloops (all accessed via paved roads maintained by Argo). The school bus stops on Agate Bay Road, a few minutes walk down the hill.

This home was built in 1982 and has had many updates. In the last eight years, highlights have been new laminate flooring throughout the upstairs, fresh paint, new countertops in both bathrooms and the kitchen, and a complete remodel of the downstairs bathroom and master bedroom.

The main floor is very bright, with six large windows, but stays wonderfully cool in summer. The master bedroom is located on this level and has a three piece bathroom ensuite, with a second access door from the other side. There are two bedroom closets, and the room is spacious enough for a king size bed.

The large country kitchen has ample storage space and a corner sink for a view of both the main pasture and front yard. The equally spacious living room is separated from the kitchen by the stairwell, and features a cozy wood stove. A laundry room and pantry is also on the main floor, plus an attached workshop.

Upstairs, you will find four good-sized bedrooms, all with lovely views of the property. Everyone remarks on the impressive size of the four piece bathroom.

The home currently has two of the upstairs rooms set aside for renting by the night with AirBNB. This location is very popular, as it is exactly four hours from both Vancouver and Jasper, making it a great stopover for travellers on the scenic Vancouver/Jasper/Banff circuit. In July and August, almost every night could be booked if desired, which is excellent supplementary income without having a renter year round. The guest room furniture, linens, signage, listing, and website can be negotiated as part of the sale if the buyer wishes to take over the business. Window coverings and appliances can also be included: fridge, freezer, oven, dishwasher, washer, dryer.

A large capacity Pacific Energy wood stove heats the home, or the electric baseboard heaters can be used. There is lots of timber on the land to use for firewood, or to harvest for profit.

Cell phone service is good with the roof-mounted booster, and internet is accessed using a Telus Smart Hub. There is also an Xplornet internet satellite dish that can be used if desired, and a Shaw satellite dish for television.

Most of the property is on a gentle grade and is set up very nicely for horses. There are three fenced paddocks: one main pasture with grass and 1/4 of the large barn (92 x 138 foot, two storeys) sectioned off as a run-in shelter, and two forested paddocks (one of which has two 14’x14′ corrals). There is a frost free hydrant by the barn and a round pen for training horses. The acreage is perimeter fenced almost to the property line, so horses can graze around the house as well (the unfenced portion is a walking trail). A low-use forest service road (Sargent Creek FSR) is adjacent to the barn – great for horseback riding, ATVing, or snowmobiling endless miles, straight from the property.

Upper forested paddock and corrals.

Enjoy sitting on the covered front porch with a view of the two-tiered yard, fenced with page wire for your pets. The upper gardens are filled with perennials, with little maintenance needed. The lower lawn has several raised garden beds and a big fire pit. There is also a deck where you can sit and watch your horses grazing in the pasture below.

This is beautiful property with a mix of cleared land and forested areas with coniferous and deciduous trees. The lower part of the property is on a gentle grade, while the upper part begins going uphill. There are walking trails throughout, and beyond is crown land.

Outbuildings:
28 x 42 foot two storey barn with chicken coop.
12.5 x 12.5 foot tool shed
13 x 13 foot open air wood shed
*Measurements are approximate.

There is ample parking on the driveway and other areas of the property, with a pull through driveway connecting to the forest service road.

There are two wells on the property, one of which is shared with one neighbour, and a private septic system.

Barriere has all essential services including groceries, a drugstore with pharmacist, a doctor’s office with a small emergency department, a fire station, a library, a post office, a bank, restaurants, and many small shops. There are several parks, a golf course, a curling rink, ball fields, tennis courts, and impressive rodeo grounds with a new indoor arena Agriplex.

Glengrove Road is not a through road, so there is only local traffic. This area is surrounded by recreation opportunities via trails, mountains, lakes, and rivers. Forest Lake for swimming, kayaking, and fishing is 10 minutes away, and the large Adams Lake is just another 15 minutes further. Sun Peaks Ski Resort is 45 minutes away via Heffley Louis Creek road or one hour via the highway.

Forty-five minutes to the north is Wells Grey Provincial Park, renowned for its extensive hiking trails and numerous waterfalls, including the 141m Helmcken Falls. Barriere is popular for the North Thompson Fall Fair on Labour Day weekend every year, as well as the Provincial Winter Fair, the Celebration of Rural Living, and 4H and horse shows. If mountain biking is your thing, the Kamloops area has several options. Chinook Cove is a 9 hole, championship length golf course a few minutes north of Barriere.

Sun Peaks Resort is less than an hour away via a back road, and offers downhill skiing, snowboarding, cross-country skiing, and snowshoeing. There are also local cross-country ski trails.
